Texas Real Estate Commission outlines REALM Portal features for brokers and agents

The Texas Real Estate Commission announced on Apr. 13 that brokers and sales agents must pin their license records to their REALM Portal accounts before managing sponsorships or renewing licenses.

This update is important for brokers and agents who use the portal to manage administrative tasks, sponsorships, and compliance requirements. Ensuring that license records are correctly linked is a necessary first step when experiencing issues with renewals or missing license numbers in the portal.

To verify proper access, users should log in to the REALM Portal and check under the Licenses tab. If all licenses appear, no further action is needed. Those missing their license record can use the State ID and PIN Number Tool to retrieve necessary information for attaching records.

Brokers may also authorize delegates to assist with administrative functions within their REALM account. A video guide explains how to request a delegate, but it is emphasized that “delegates may assist with administrative tasks, but the broker remains responsible for all submissions made under their license.” Accepting a delegate invitation requires logging into the portal, navigating to Account Management, locating the invitation, and clicking Accept.

For those managing multiple sponsored sales agents or working within large brokerages with shared compliance responsibilities, adding a delegate can be beneficial. However, if there is no need for delegation assistance, no action is required.

Additionally, brokers can designate delegated supervisors through the portal using instructional videos provided by TREC. It is noted that designating a supervisor does not transfer ultimate responsibility; “the broker remains responsible for supervision as required by law.” The process of downloading agent sponsorship lists has been outlined step-by-step in both written guides and videos available on TREC’s resources.

Updates were also given regarding DBAs (Doing Business As) not appearing on some profiles due to data conversion issues. Existing approved DBAs do not require resubmission of documents even if they are missing from online profiles. For new DBA applications submitted through the REALM Portal, review times will be longer than before because TREC must review uploaded documents prior to approval as required by law.
