The Texas Real Estate Commission (TREC) and the Texas Appraiser Licensing and Certification Board (TALCB) have launched the REALM Portal, a new online system for managing real estate and appraiser licenses. The portal went live on December 15, 2025, and nearly 26,000 accounts have already been created.

As more users activate their accounts, TREC and TALCB are monitoring the system’s performance and making improvements based on user feedback. They are also addressing issues such as visibility of sponsored agents for brokers and enhancing sponsorship tools.

License holders with an email address on file received activation emails starting at 8:30 a.m. CT on December 15. Those who did not receive an email can create an account directly through the portal. Most users will find that their records link automatically if they use the same email address as in the agency’s system. If records do not appear, users can link them using a PIN or State ID provided in activation emails. The PIN is recommended because it connects directly to a specific license.

For those holding multiple licenses or registrations with TREC or TALCB, separate activation emails will be sent for each record. Users must use the State ID or PIN from each email to connect all relevant records into one portal account.

Some users may experience delays or errors due to high activity during account activations. According to TREC and TALCB, these issues are temporary and efforts are underway to improve performance.

Education providers, appraisal management companies, and other business entities can now manage applications, renewals, and payments entirely online through the REALM Portal. In some cases where business users are prompted for an 11-digit Employer Identification Number (EIN), adding leading zeros will allow registration to proceed.

New course numbers will be issued to education providers for future course management requirements.

Applicants who recently passed licensing exams do not need to take further action while waiting for results; application statuses will update automatically once exam results are processed in the portal.

Support is available by phone Monday through Friday from 7 a.m. to 6 p.m. CT, though call volume is highest between 11 a.m. and 1 p.m., which may result in unusual dial tones when calling TREC or TALCB offices.

Self-service resources such as tutorials, guides, and videos are being expanded on both agencies’ websites: trec.texas.gov/lms and talcb.texas.gov/lms.
