The Texas Real Estate Commission has outlined new guidance for brokers on managing their operations within the REALM Portal. The portal provides several tools to assist brokers with administrative and supervisory tasks, but it emphasizes that legal responsibility remains with the broker at all times.
Brokers have the option to assign delegated supervisors through the portal. This feature allows brokers to designate individuals who can help oversee certain activities within their brokerage. However, the commission notes, “Designating a delegated supervisor does not transfer ultimate responsibility. The broker remains responsible for supervision as required by law.” If brokers do not require a delegated supervisor, no action is necessary.
Additionally, brokers may authorize delegates to manage some administrative functions in the portal. These delegates can help with account management and submitting applications or updates but cannot assume legal responsibility or override statutory obligations of the broker. As stated in the guidance, “The broker remains responsible for all submissions made under their license, including those completed by a delegate.”
The REALM Portal also enables brokers to update alternate names and assumed business names (DBAs). To change an alternate name, brokers log into the portal, access their records, and follow prompts to submit changes. For assumed business names—used when operating under a name different from the licensed name—brokers can add, update, or remove DBAs directly through their account.
Another feature allows brokers to download sponsorship history for compliance documentation or internal audits. This report reflects current and past sponsorship relationships as recorded in the system at the time of download.
Sponsorships can be terminated through a step-by-step process in the portal. Brokers input relevant license numbers and codes for each sponsorship they wish to end.
Team names can also be added or updated via the REALM Portal. The commission clarifies that team names are distinct from DBAs and must comply with advertising requirements. Responsibility for team advertising and compliance remains with the broker.
For those approaching license renewal, brokers are advised to submit renewal applications even if continuing education credits have not yet posted; deferral fees will not be charged during ongoing integration efforts, and licenses will remain active under an extended grace period if applicable.
Common questions addressed include clarifications about delegate permissions, responsibilities after delegation, differences between team names and DBAs, and advertising requirements: “A DBA (assumed business name) applies to the brokerage. A team name applies to a group of sales agents operating under a broker.” Also: “Advertising must comply with statutory requirements, including broker identification.”
