OPTIMIZING SPACE, IMPROVING WORKPLACE FACILITIES

In today’s business and economic environment, companies that are experiencing rapid growth, have the tendency to shift focus primarily on their economic growth. Therefore, in many instances, there is not sufficient time, money, or initiative to focus on expanding to larger office areas, improve warehouse space, or create an optimized facility, even when it seems absolutely necessary. The answer to this dilemma is to create optimum usage of the available space. In most cases this applies to creating more room for additional employees currently working in landscaped offices. This can be accomplished by implementing slight modifications, without affecting the quality of the working conditions. It is also important to take into account, that these slight modifications can be implemented without affecting employee morale and overall job satisfaction.

Once a decision that changes are necessary has been reached, an analysis of the organization must be conducted in order to bring to the forefront essential information. This analysis should evaluate how flexible a company is, and how adaptable the existing areas are to improvement. We, at Dynamic Developments have concluded that the initial evaluation should take into account critical organizational factors, such as:

How rapidly is the company expanding?

What are the areas needed today, in one year, in five years?

What is the more realistic development, with maximum and minimum limits in mind?

What are the anticipated departmental and project team structures changes?

What overall organizational changes are planned?

It is also important to take into consideration what concepts suit the company in respect to scope of activities and corporate culture. The changes should not only be pleasant to customers, but also take into account the interests and overall satisfaction and wellbeing of the employees.

FIX THE PROBLEM, NOT THE BLAME……. COMMUNICATION IS KEY!!!

In many respects a construction project may be compared to a living organism. Unless all “organs” function in a synchronized manner issues arise. Issues, in turn, can evolve into problems which can further result in failure. As failure occurs, in many instances blame among key players develops in order to shield responsibility. During our many years in the construction business, we at Dynamic Developments have identified three root causes that can lead to project failure: budget, timeframe, and quality. We have also concluded that communication is the remediating factor.

Budget: In the traditional context, a construction project is usually initiated by a project owner who enlists the services of a designing firm or an architect. Based on the communication between the two parties a budget is communicated, and a design begins based on industry benchmarks of similar projects. The missing component of this construction team is the construction manager or the general contractor, more precisely the field constructor. At this junction, communication is key to establishing a realistic and accurate budget, and the experience and knowledge of all key players must be harnessed at this early stage. As each key player brings a specific and unique experience to the table, it a valuable to the accuracy of the budget stage that field application feasibility be taken into account. The issue of all the key players not entering the process at its initial stage, and facilitating communication is the root cause for budget overruns and disputes. Communication is Key!

Timeframe: Although there are many ways to estimate the completion of a construction project, the one key factor often overlooked is communication. During a construction project many issues arise, which require immediate attention and action. Whether it is due to lack of due diligence, non-applicable design, faulty application, lack of resources, or any other array of problems which may arise during the construction process, the common denominator is communication. By communicating issues at their infancy stage, it creates the opportunity for proactive approach. We at Dynamic Development have come to understand the value of active filed management aimed at open communication toward fixing problems, and not the blame. Communication is Key! 

Quality: The most important component of a construction project is the quality of the final product. In order to achieve this, communication must be kept active and constant throughout the entire construction process. The concept of quality incorporates many key components such as: collaboration among key players, recruitment and motivation of personnel, adherence to codes and regulations, collaboration with vendors, and most importantly meeting the client’s needs. We, at Dynamic Developments believe all dimensions can be achieved by way of communication. Communication is Key!

Dynamic Developments

My name is Dan Grosu and I wish to introduce our company, Dynamic Developments. My position with the company is that of president and CEO. Dynamic Developments was initially founded the 2nd of May 2000, in Bucharest, Romania as a General Contracting company for development and construction of commercial projects. Additionally, our Bucharest branch also handles real-estate investments and development for our lease properties in Romania. Our primary area of operation is development and construction of commercial buildings for the purposes of office / warehouse, retail space, office parks, and storage facilities. Our secondary area of operation is complete or partial rehabbing, remodeling and repartitioning of commercial space.        

                Beginning with June 2004, we have also begun our Houston based operations. In Houston our company serves as General Contractor for commercial projects relating to the development and construction of facilities ranging from office/warehouse, to commercial retail space, to storage facilities, as well as religious sanctuaries and training facilities. Additionally, we also offer services in respect to commercial remodeling, rehabbing, and repartitioning. Even though, we only offer services to the commercial side of the development and construction industry, our projects vary in size and application. A notable example would be our involvement in the reconstruction of medical facilities which had been affected by Hurricanes Katrina and Rita.

OUR MISSION STATEMENT

As our company offers services for all stages of the development and construction process, including turn-key, our main goal is to identify our clients’ needs and deliver a quality product. We are able to achieve this by employing qualified, capable and professional personnel, and by only using subcontractors with a good reputation and longevity in the industry. Furthermore, with all of our internal personnel and subcontractors we focus on maintaining a relationship of open communication, collaboration, and pro-active attitude in order to meet the project requirements, and satisfaction of client needs. Our main focus evolves around customer satisfaction, quality of products and services at a reasonable cost, and professional execution and completion of projects.  We look forward to building your next project!
